This single Dentist practice has operated here for over 25 years and has an excellent reputation in this high end community. The practice is on main floor plus finished basement (1,500 sq ft per floor) and features 6 equipped operatories. The patient base is mostly affluent with excellent dental IQ. The practice has a strong preventive and crown and bridge emphasis, but the vendor has referred out all specialty procedures.

The practice has seen 2,800 patients seen in the past year, and 3,500 over 2 years. It produces $1,700,000 in revenues, with 45% from the hygiene pool. However, to stay busy, and due to Covid, the dentist increased staff levels to unsustainable levels, resulting in a lower cash flow. As a result, staff is 45% of gross, resulting in cash flow of $455,000 and EBITDA of $165,000.  The Dentist recognized the overstaffing issue, and has issued employment contracts or notice of termination, to create mid term flexibility to fix staff issue.

The location has 6 parking space at the back of the building, and paid street parking. The suite has a solid lease to 2035 including options, with no demolition clause.

The Dentist is selling in order to retire, as he is overwhelmed with the changing work environment, and workload. In addition, he was unwilling to add an associate to serve the large active patient list and offer more procedures. The vendor wants to ensure his patients are well taken care of and is willing to associate back into this practice to assist with the transition for approximately 6 months.

The ideal buyer should be a Dentist (or Dentists) who has the financial capacity and management skills to undertake this project. Although we believe that the staff costs and the addition of specialty procedures is achievable and realistic, it is recognized that this needs to be managed without affecting patient experience and retention.
